Flipper Illusion There's no doubt about it, flippers are coming out of the woodwork, so to speak. But flippers beware, those dollar signs you see in every house you see for sale may be just an illusion. New to flipping? See a gold mine in every run down, dilapidated property? Don't have much experience, but your willing to learn? Time to slow down, step back and ask yourself the real question. What am I doing?

Without doing the proper research, talking to the people who have made the mistakes, planning or budgeting, you may be headed for the biggest disaster of your life. Sure you may be able to convince the lenders to give you the money, you may be able to convince yourself that you can really do it, and maybe you can, but how should you do it.

The fast flip, in my opinion should only be handled by experienced flippers. For the most part they know what they need to do to get the property back on the market fast for a quick sale. Normally they have some financial stability in case of delays or a sudden slump in the market to get them through. There's no guarantees in the market.

For the first time flipper, you need time and money. Time to make your mistakes, learn as you go, and time to earn more money to complete the project. Why not live in your flip? I do, I live in most of my flips and haven't lost a cent yet. Sure I have done a few fast flips, but then again I have over 30 years experience. In a fast flip I do none, or very little work, even though I could do most of it. Fast means fast, it means getting the professionals to do it for you. You buy, you sell. In the words of a very wise man, "get in, get out, go home".
